Out in Pine Haven, a new development site needed a reliable water system that could survive a Wyoming winter. The problem with most cistern setups isn't the tank — it's the pump house above it, the supply lines coming up through the ground, and the frost that creeps in along the foundation. Once any of those freeze, the whole system goes down.
That's where Seamless Systems stepped in. Working closely with Cody, the developer, we partnered with Legacy Innovations to design a custom tank and square top that would double as the floor for the pump house — an efficient, space-saving solution.
Insulating the tank itself
To protect the system from freezing, we applied 2 inches of 2-lb closed-cell spray foam directly to the tank. Closed-cell was the right call here: it's rigid, water-resistant, and adds structural integrity to the steel — exactly what you want on something that's going underground.
Once it was set securely in the ground, we built the pump house over it and added 3 inches of closed-cell foam insulation to the structure itself — covering both the walls and the underside of the lid so the pump and lines stay above freezing year-round.
The frost barrier — going a step further
But we didn't stop there. To combat frost from creeping in during those harsh winter months, we went a step further — spraying the ground four feet around the entire building. This additional insulation layer acts as a thermal barrier, keeping both the cistern and the pump house protected year-round.
That underground apron is the detail that separates a system that limps through winter from one that doesn't think about it. Frost in northeast Wyoming will travel laterally along the soil; the foam barrier intercepts it before it reaches the structure.
The result
A finished, fully enclosed pump house sitting on a square insulated tank cap, with a clean white foam apron at grade. The owner gets reliable water through every season; the development gets a system that won't need a service call when the temperature drops.
